Welcome to our picturesque and renovated farm,
situated above Toblach (South Tyrol) on 1600m (5300 ft.) altitude. Around our new 2
apartments you'll find wonderful hayfields, forests and a magnificient view on Toblach
and the majestic Dolomites (Alps). During the whole year, depending on the season you'll
find lots of opportunities to do any kind of winter sports or climbing, cycling, hiking
or just relaxing. Allergic persons (house dust acarians) will find the right climate
to recover.

Each of our 2 apartments is equipped with a bathroom
(WC + shower), a fully equipped kitchen and a balcony with a Dolomites - Panorama -
View. The smaller apartment has 1
bedroom for 2 or 3 people, the bigger one has 2 bedrooms for 4 to 6 guests. We also
have the flexibility to supply the appartments with baby equipment.
Bed linen and towels are inclusive.

For children there is a lovely playground and
there is the opportunity to have a sun bath or a barbecue in the garden.
You can park your car directly next to our house.

General terms and conditions for farm vacations
Our prices
All prices are per person and day or per apartment and day. Included are accommodation, bed
linen, heating, water and electricity, cleaning (incl. final cleaning) and
all fees and taxes, with the exception of the local tax. The amount of the local tax is calculated
on the basis of the municipal ordinance valid at the time of the stay in the municipal area
(Euro 2.70 per person and day from the age of 14), which will be charged separately.
Payment
You can pay in cash for amounts under Euro 1,000.00 or by bank transfer.
Arrival and departure
The vacation apartments/rooms are ready for occupancy from 3 pm on the day of arrival. On the
day of departure we ask you to vacate the apartments or room by 10 am.
Booking form
Please note: The booking becomes binding once a deposit has been paid to confirm the booking
(booking guarantee) and the booking confirmation has been sent. The
deposit will not be refunded in the event of cancellation. In addition, the following cancellation
conditions apply:
Cancellation conditions according to Art. 1382 ZGB
There is no right of withdrawal within the meaning of the Italian Consumer Protection Code.
Nevertheless, we grant you a right of withdrawal under the following cancellation conditions
in accordance with of Art. 1382 ZGB:
Up to 30 days before the arrival date at the latest, the reservation can be canceled without
payment of a cancellation fee. Only the deposit will be retained.
If the guest cancels between 29 days before the agreed arrival date and the arrival date itself,
the guest is obliged to pay the following
cancellation fees:
Cancellation up to 7 days before the arrival date at the latest: 50% of the agreed total price
Cancellation less than 3 days before the arrival date: 100% of the agreed total priceIf the
guest does not show up ("no show") or if the guest departs early, the fee for the
entire booking period is due in full.
Please inform us in good time if you are unable to start your vacation.
Travel cancellation insurance
We recommend that you take out "Red Rooster Cancellation Insurance" when you book
your stay. This will cover the cancellation fees and you can
can look forward to your vacation without any worries. You can find more information about
